I heared about government grants for down payment in first time home buyer.I need to know how and where to ask?

Hi i am looking to buy a house for the first time in nj but the down payment on it is a little out of my hand and i need a financial help. I heared about the government grants that can help my situation but i need more specific details.

Homebuyer Credit Expanded and Extended

The Worker, Homeownership and Business Assistance Act of 2009, signed into law on Nov. 6, 2009, extends and expands the first-time homebuyer credit allowed by previous Acts.

Under the new law, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2010 and close on the home by June 30, 2010. For qualifying purchases in 2010, taxpayers have the option of claiming the credit on either their 2009 or 2010 return.

The new law also:

* Authorizes the credit for long-time homeowners buying a new principal residence.
* Raises the income limitations for homeowners claiming the credit.

Technically, the money is for a partial reimbursement for money you have already paid on a house. You only get up to 8,000 back which means if you buy a house for more than 80,000 then you still only get 8,000 back. If you buy a house for 69,900.00 then you will get back 6,990.00. If you can find a house on land contract then you can use that money for the down payment if they are willing to wait for it. You will have to sign papers agreeing to hand it over when you get it. You must live in the house for 3 years or you will have to pay it all back.

If you are looking to use it for your downpayment then the house has to be purchased first. No purchase, no money. You then either claim it on your current taxes or amend your taxes to get it. It will be treated separately from your actual refund check. You will get your refund as usual but will receive the first time homebuyer check 6 to 8 weeks later to make sure you did not buy the house from a relative or to make sure the purchase was legal under the program.

It is all done through the IRS so you will want to go on their website. I think you have to sign papers by April 1st to qualify. They will not give you exact details so you may want to contact your tax preparer for all of the steps you need to complete. They will tell you that the money is not intended for the downpayment but to help you get settled into your new house so don’t say you need it for a downpayment. That is between you and the person you are purchasing the house from. It is up to them if they want to wait that long or if they are willing to accept it as your downpayment. You do have to have signed and notarized papers for them to send to the govt. to make sure all is legal before they will even consider you.
